We Need Your Vote!
We always need you...but we REALLY need you.
We noticed there was some confusion regarding what was up to be voted on during the 2023 Annual HOA meeting. For that reason, we have pushed the vote regarding Short Term Rentals to the 2024 HOA Annual meeting.
Every year we have our Annual HOA Meeting. These meetings are important as it is the ONLY time we (the board and the residents) are able to cast a vote regarding any changes to the covenants an bylaws.
Well, not only is this the only time you can vote, but it's the only time where we need 75% of the community to attend (either in person or proxy) to be able to have a quorum to vote.
We will be voting about rental/leasing restrictions, including the ability to utilize your property for short-term rentals (i.e. Airbnb, Vrbo, etc.). You can read more below. Below you can access the documents that will be mailed 30 days before the 2024 annual meeting.
If you are unable to attend, PLEASE fill out the proxy form (at bottom of this webpage), and either choose a neighbor, who MUST attend the meeting, or email it back to BCM Services at info@bcmservices.net.

Board Members: Present: Wilbur Platts, Vanessa Williams, Sandy Simmons, Jay

CALL TO ORDER Will Platt called the meeting to order at 6:39 pm at Bishop John J. Snyder
High School.
ESTABLISH QUORUM Quorum of the board was established, along with BCM representative
Eve Briscoe, CAM.
MINUTES APPROVED Prior meeting minutes from the September 12 and December 19, 2024
were read aloud and a motion was made by Vanessa Williams and
seconded by Russell Driver to adopt the minutes as presented. The motion
was approved by all members in attendance.
OLD BUSINESS - N/A
NEW BUSINESS
Improvements
• There has been a delay with the improvements because of a
matter between the SJRWMD and Kent Curley (Developer).
• Vanessa Williams will update the website with the improvement list
provided to the developer. View the list here.
Budget
• Will Pratt explained that the assessment fees went up to $495
because of the cost of unexpected repairs that occurred in 2024.
The most expensive cost on the budget is the landscaping
services. The board would like to place the landscaping contract
out for bid if the current vendor is unable to adjust the cost.
Speed Bumps
• Will Pratt will look into the cost of speed bumps placed in the
community.
Speed Study
• Every owner in attendance were encouraged to contact the
county at 630-city to request a traffic study/survey. With the
increase in residential properties it is difficult to exit the community.
Sherriff Watch
• Open position to head the committee. This information will be
placed on the community website.
• Street Captain positions are also open.
Christmas Decorations
• A motion was made by Keith Bibbins to hire Tandem G to install
the holiday lights and remove them after the season for
$745.32 for the 2025 Holiday period. Vanessa Williams
seconded the motion. The motion was approved by all.
Entrance Upgrades
• There was a Pat’s Nursey entrance enhancement proposal
discussion presented by Keith. The cost was $5200. The
proposal needs to be updated to confirm if the price has
increase. Additional proposals will also be required for the
board to review. Jay Johnson was asked to take the lead on
this project.
Motion
A motion was made by Sandy Simmons to build up the associations
savings prior to making any additional enhancements to the community.
Jay Johnson seconded the motion, and the motion was approved by all.

All owner question where answered by the board that owners presented.

Fixed Repairs- Items that are not seen-
Nine palms were removed.
Pump replumbed on Dancing Rabbit.
Ball aster tank repaired at the 1st and 2nd roundabout.
Upcoming Projects- After August 31st the first payment will be received.
The second payment will be received by December 31, 2024.
3. CEC Meeting update- Robin provided an update about the first meeting outcome.
4. Sheriff’s Watch- Max McDaniel-
There has been no community participation.
Are we as a community going to still participate?
Who will be the representative for the community at the meetings?
Vanessa Williams will place the sheriff Watch information on the community website.
Meetings are on the first Thursday of each month.
Place the association website information on the community bulletin board at the entrance.
MEMBER FORUM :
One owner thanked the board for all the work that they do for the association.
The preserve area is over grown.
There are many ducks in the community, and owners should not be feeding any of them. It is not good for the animals to depend on humans for food. The ducks will continue to return to the same area searching for food.

Landscaping- Provide beatification with low maintenance.
Exercise Equipment- Keith Bibbins and Kathy Ball provided an update on the adult exercise equipment. This item will be discussed further for the 2025 budget year.
Video Presentation- 3-D Visual Rendering
There was a video presentation showing what the common area around
the retention pond, and what it could resemble with the addition of the
No Flip Hammocks, paddle boats, corn hole sets, tables and a floating
dock.
Tree Removal- Island Roundabouts- Pat’s Nursey will remove the (8) tree and flush cut them for $2900. The tree locations was provided to Pat by the board.
Motion-
A motion was made by Kathy Ball to approve the $2900.
Expense to remove the trees the motion was seconded by Vanessa Williams. The motion passed and was approved by all.
No Flip Hammocks- The hammocks would be placed around the pond for anyone to enjoy. Additional discussions will be had at a later time.
Legal Waivers- The board would like to have legal waivers provided to any participants at a HOA event that would include the use of a bounce house or any water sports activities. (Available for download on BLE website)
Wish List- A list of items to add to the community in 2025 was discussed.
